Summary: This was the only 'reasonable' option in Tokushima during GW as everything else was either fully booked or 5 times its usual price. It's a typical J business hotel (bit quirky with the farm theme) with small rooms, no views etc. Breakfast was surprisingly ok, location not too bad and there was also free rental bikes as an added bonus. Decent option during major Japanese holidays but would obviously go elsewhere outside gw or obon.
